Hot fudge sauce

1 cup semisweet chocolate chips
2 Tbsp. butter
1 (14 oz.) can sweetened condensed milk
2 Tbsp. water
1 tsp. vanilla

1. Melt chocolate chips and butter with condensed milk and water in heavy saucepan over medium heat. Cook for 5 minutes or until thickened stirring constantly. Stir in vanilla. Serve warm over ice cream.
